Development Plan
 

Cottage Knoll is approximately 82 acres of oak woodlands & grassy, rolling hills traversed by the Arroyo Ditch Trail. Of this acreage, about 77 percent will be developed. The remaining 23 percent will be preserved areas for oak woodlands, wetlands, and a pedestrian trail.


 

 

Plymouth Rock Partners envisions the development of this property to set a high standard for new residential neighborhoods in the city of Plymouth. This is truly a master-planned community intended to respect the Gold Rush history & enhance the rural character of the town. Planned Development (PD) zoning will provide the flexibility to merge smart growth principles with the historical characterof the foothills.

304 lots are proposed, ranging from 4,400 square feet to nearly two thirds of an acre. The median size is approximately 6,100 square feet & the majority of these lots will be in the 5,000 to 6,500 square foot range. These lots will provide a mix of two & three bedroom cottages, with “cottage” being the key inspiration. The architecture & design guidelines for development will encourage the Gold Rush vernacular & scale, supporting traditional neighborhood design.

Lots will be clustered along meandering streets in varying sizes ~ compact clusters where the hills are open & gentle, to larger, estate-sized lots where topography and/or vegeta-tion demand attention, or where less dense development is appropriate for neighboring open spaces.

Lot clusters & reduced street widths allow this project to achieve substantial preservation areas of the site’s natural wetlands & woodlands, & the developed pedestrian / equestrian trails. The Arroyo Ditch which winds through the development will be piped underground & become a nature trail that will be the primary pedestrian connection to Downtown Plymouth. Safer, walkable streets with sidewalks & bike lanes will connect the entire neighborhood to this central path.

In addition to these development principles, 19 acres, or nearly 25%, of the project site will remain untouched by development, of which includes over 10 acres of oak forests, over 4 acres of wetlands, and an acre for the Arroyo Ditch nature preserve area.

Cottage Knoll will become a community service district for streets & utilities, including water & sewer, to provide the funding resources for the project without imposing upon the City of Plymouth.
